The Morning Sun Homeowners Association is managed by a volunteer Board of Directors that handles the needs of the subdivision and is responsible for maintaining the standards of appearance, safety, and values of our neighborhood for the property owners that live here.

Annual Dues & Fees
The Board must plan for future repairs, replacements, expenses, and other fees that may arise from managing the neighborhood. This is made possible through annual homeowner dues. We are mindful when considering dues increases and committed to looking for ways to minimize costs.

The budget is projected to keep the various systems operational and maintain the landscaping requirements for our subdivision. HOA dues are paid in addition to your mortgage, homeowner’s insurance, and property taxes and are due even after your mortgage is paid in full.

Morning Sun Subdivison has Codes, Covenants & Restrictions (CC&Rs) that define our community standards, homeowner responsibilities, and the guidelines that help keep our neighborhood a great place to live.
