Morning Sun Homeowners Association is managed by a volunteer Board of Directors that handles the needs of the subdivision and is responsible for maintaining the standards of appearance, safety, and values of our neighborhood for the property owners that live here.

Annual Dues & Fees

The Board must plan for future repairs, replacements, expenses, and other fees that may arise from managing the neighborhood. This is made possible through annual homeowner dues. We are mindful when considering dues increases and committed to looking for ways to minimize costs.

The budget is projected to keep the various systems operational and maintain the landscaping requirements for our subdivision. HOA dues are paid in addition to your mortgage, homeowner’s insurance, and property taxes and are due even after your mortgage is paid in full.

Fee Schedule

Late fees are assessed monthly at $25 per month for annual dues, and daily at $10 per day for CC&R violations that are not remedied within 10 days of notice. For a complete list of fees, please see Fee Schedule.

Morning Sun Subdivision has Covenants, Conditions & Restrictions (CC&Rs) that define our community standards, homeowner responsibilities, and the guidelines that help keep our neighborhood a great place to live.

PARKING. For rules regarding parking cars, recreational vehicles, trailers and other vehicles: CC&Rs Article VIII, Sections 8.6 and 8.7.
PROPERTY CHANGES. If you are looking to get approval for a project or change on your property, please contact the Architectural Committee and your request will be reviewed and responded to as soon as possible.
