Fee Schedule

Fees charged by Morning Sun HOA are listed below and subject to change at the beginning of each calendar year.

Lien Filing

A lien will be placed on property balances unpaid as of December 31st. The fee for filing a lien includes the current amount charged by Twin Falls County for lien filing, as well as any attorney fees & costs incurred in preparation of lien filing.

All liens must be released prior to the title transfer of property. The fee for releasing a lien includes the amount of the lien at the time of filing, the current amount charged by Twin Falls County for lien release, and any attorney fees & costs incurred in preparation of lien release.

Late Fee

Monthly late fees regarding past due balances for annual dues and any special assessments are applied on the 5th of the month.

Annual Dues are invoiced in January and are due within 30 days of the invoice date.

CCR Violation Fee

A violation fee is assessed if the CCR violation is not remedied within 30 days of the violation notice to Owner.

Violation Late Fee

$ 10

Assessed daily until the CCR violation is corrected, if the violation is not remedied within 10 days after the notice of fine is delivered to Owner.

Attorney Fees & Costs

Attorney fees & costs will be assessed for violations that remain unresolved and require legal action.
